Homeowner’s Association

 

•    The Association’s goals include maintaining the building’s structure, infrastructure and design – fiscal responsibility is a top priority (including maintaining the reserve fund to cover current and anticipated capital expenses)

 

•    A Board of Directors elected by the Homeowners’ Association is responsible for making the decisions about how the property is managed

 

•    An active group of homeowners is involved in various committees to help gather information and develop ideas to assist the Board of Directors in making decisions

 

•    A long-term financial plan developed by the Board, with input from the management company and professional engineers, ensures future building maintenance and associated expenses are planned responsibly

 

•    Recently completed projects include long-term masonry repairs and tuck pointing, as well as a complete roof tear-off and replacement

Professional Property Management

 

•    Lieberman Management Services, a premier property management company in Chicago, manages the property, provides professional advice and serves as liaison to vendors and contractors

 

•    A full-time staff, including property manager and engineering staff, is on-site to manage day-to-day operations

 

 

Active Community Involvement

 

•    The Association, as well as many homeowners, are members of various community organizations that are involved in shaping the neighborhood through collaboration with residents and business owners

 

• Community organizations include Neighbors of the West Loop (NOWL), Randolph Fulton Market Association (RFMA), West Loop Community Organization (WLCO) and Chicago Police CAPS (Chicago Alternative Policing Strategy)

 

•    Additional involvement is accomplished through regular communication with public officials and agencies
